Staging and Free Real Estate Photography Tips

Whether you are taking your own photos with a point and shoot or hiring a professional service like www.homeviewphoto.com – taking a little care in advance will make a long lasting impression when potential buyers view your mls photos and virtual tour.

 

So before the photographer arrives to your home here are a few quick tips to enhance the look of your home.

General:  Keep all areas clean, tidy and clutter free.   Try and remove all personal items such as family pictures, trophies and diploma’s etc.  Remember we are trying to appeal to a wide variety of home buyers. 
Would you like to make your rooms look more spacious in a photo?   Remove area rugs and watch your floors pop and the room elongate.

Careful with blankets and pillows – while they can add a punch of colour, too much of a good thing can overwhelm a photo.   Careful about draping a blanket across a chair, keep it neatly folded or it could actually make a room look messy.

Kitchen:   Keep countertops clear.   If you don’t use an appliance more than once a week, consider hiding it in a cupboard.   Empty counters make a larger impression.   Keep sink clean of dishes and clear fridge magnets, you will be amazing at how spacious and organized your kitchen becomes without magnets and notes on your fridge.  

Bedrooms:   Keep beds made and pay special attention to what’s viewable underneath.  Take care and smooth out any wrinkles and add a couple of extra pillows for a decadent look.  Keep clothing out of view.  We suggest clearing night tables and dresser drawer tops of any personal items, especially valuables.

Bathrooms:   Remove all shower and soap items from shower, tub, counters and toilet.   Would you like to make your bathroom look larger?  Remove any floor mats and toilet covers and you will see the difference.  What might look great in person does not always reflect well in a photo.   Your #2 Best Tip for Real Estate Photography - keep the toilet seat down!      Clean mirrors glass and put fresh rolls of toilet paper and white fresh towels for a luxurious spa look.

Living and Recreation Rooms:    De-clutter, remove clothing and shoes, remove magazines etc.   Hide all entertainment centre remotes, dust/clean tv screens and ensure you keep the tv turned off while taking photos.   De-clutter computer stations and hide cables if possible, even if it’s just temporary while our photographer is visiting.

Outside:   Keep lawn trimmed and free of debris, keep garden tools, recycle bins and garbage cans out of site (in garage or shed if possible).    Straighten any patio furniture to create an inviting lounge area.

Number #1 outside photography tip – remove all vehicles from the driveway, even the Bently.
